The Landings Association has approximately 91 miles of roadways. Each year, staff, the Public Works Committee, and an engineering firm evaluate through field inspection the Association-owned roads and make recommendations for the annual repair and resurfacing program. These recommendations are based on the condition of the roadway, the amount of root intrusions and ride-altering bumps, whether separation of asphalt exists, and whether any curb/drainage issues exist. The following roads are scheduled to be repaved in 2024 due to significant degradation of the base and sub-base of these roads:

 

  • Chatuachee Crossing
  • Log Landing Road
  • Magnolia Crossing
  • Main Gate Entryway and Exit
  • Modena Road
  • Sea Lavender
  • Wild Rice Lane

The work being performed at the Main Gate will require scheduled closures for the entry and exit points during that time. That project is currently scheduled to begin on Monday, April 1 and end on Friday, April 12. Our Public Works Department anticipates the Main Gate to reopen sooner than April 12. However, we have included additional days for weather setbacks and/or asphalt plant closures.

Over the last six years, Bennett Paving has successfully completed several large-scale projects in the community. In 2023, staff secured a contract with Bennett Paving at a rate of $19.50 per square yard. However, due to cost increases in asphalt liquid, fuel, and materials, we have entered into a contract with an increased unit pricing of $20.50 per square yard in 2024.

In 2023, The Landings Association spent $1,848,580 on our Road Repair and Resurfacing Project. The 2024 Road Resurfacing Project will be funded through the 2024 Capital Reserves and is budgeted at a cost of $1,706,515.
