General Manager's Update

Karl Stephens - karls@landings.org
General Manager/COO

Dear Landings Association Members,

After a few technical issues that now have been resolved, I am pleased to announce we will launch our new mobile phone app on February 1. Invitations will be rolled out throughout the day on February 1, so please watch for yours. The invitation will walk you through downloading our app and how to get started. Remember, the app is great for information on the go, but it does not replace our website. It is simply another addition to our communications offerings that allow our members to have more control over the way they wish to engage and  receive information.

In other tech news, we are getting close to launching a new podcast. At least in the beginning, this will be the audio file of some of our videos. This is yet another option for residents who may not have the time to stop and watch a video to get the news they need and want to know. We know some people want to watch videos as we do some show and tell, while others just want to listen to the highlights. I personally like to listen to podcasts when working out. This is just one more way we try to reach residents where they want to be met as far as our communications. If there’s a topic you want us to cover, please let me know (karls@landings.org).

One thing we hope to accomplish is to stay ahead of the rumor mill and provide factual information. I like Facebook and other social media to keep up with my friends and family, celebrate birthdays, grieve losses, and maybe pick up an item for sale. I do not use social media to “learn” facts or to get into debates. Rather, I go directly to the source. If you see something that you’re not sure of, please let us know. We can cover it in our weekly Friday Enews and in other formats, like our videos and podcasts. Please know that much work and discussion goes into each decision we make, and I want to ensure we have informed residents.

Work will begin soon on the first phase of the dry rack replacement at Landings Harbor Marina. We plan to phase in this work over a three-year period to minimize disruption and maximize resources. When the project is complete, we should have a couple of dozen more spaces available, and we will be able to handle the wider and taller boats that have become popular over the past few decades. We will share the progress as this program advances toward completion.

Finally, please join us for our Annual Meeting March 1, at 7 p.m., in Palmetto’s ballroom. We will cover 2022 highlights as well as 2023 focus areas. This year, we will hold our next Annual Dues (Property Owners’ Assessment) Vote.  As we’ve been discussing, inflationary pressures, especially in items impacting our infrastructure like asphalt and concrete costs, make it necessary for an increase. We will touch on this at the Annual Meeting, as well as schedule more opportunities to discuss how best to position our community as we enter our next 50 years.
