General Manager's Update

General Manager/COO

Dear Landings Association Members,

Thanks to those who attended our recent Budget Information Session. It was great to get back to these in-person meetings after being put on hold due to COVID-19. In the session, we covered how our Budget is created, discussed pressures we face like inflation, and strategies we employ to overcome such pressures. (You can read more about how inflation has affected your Association in this month’s Budget Box.) The audience had thoughtful questions that led to good discussion. If you couldn’t attend or watch the livestream, you can watch a recording of the meeting on our YouTube Channel (youtube.com/LandingsAssociation) or click here.

Speaking of the Budget, we’re now putting the last-minute touches on the 2023 version, following extensive input from the Board, Finance Committee, and staff. Once the Budget is approved in December, it will be posted online for easy reference.

We’re almost ready to launch our new Landings Association app! Beta testers, including the Board of Directors, Communications Committee members, and staff have been working through the app and providing valuable feedback. This is helping us make the app easier to navigate, including rearranging menu items, renaming sections for clarity, updating buttons, tweaking design elements, and more. Staff have already made many of the suggested edits and are working through others as feedback is received. Simultaneously, we are planning our educational campaign (e.g., short articles, social media posts, videos, quick tips, etc.) that will help users when the app is launched.

In case you missed the recent announcement, residents soon will have a fiber-to-the-home internet option. The Landings Association’s Board of Directors has approved an agreement with Coastal Communications, a new, local fiber provider. Depending on when supplies are received, work is scheduled to begin in early 2023 and be completed within 14 months. Residents then will have an option for higher speed internet, to support better working from home. This does not replace Comcast, but just provides an alternative. As part of the agreement, Coastal Communications also will install eight new Wi-Fi hotspot nodes where cellular connectivity is less robust, allowing Wi-Fi calling in those locations. Please look for more details as this project gets underway.

Finally, as we enter the holiday season and begin planning  get-togethers with family and friends, don’t forget the Sunset Pavilion is available for all your party needs. Over the last few years, this area has received lots of upgrades and improvements, making it the perfect party venue. Available to all Landings residents on a fee-for-usage basis, the room boasts a bar area (equipped with icemaker and cooler), bar top tables and chairs, flat-screen televisions with digital cable, a sound system, a projector and screen with built-in Wi-Fi, hardwood floors, buffet, and a prep kitchen area. It can accommodate parties of 64 inside the room on the main floor, and an additional 32 people if the outside porch area is utilized.

The cost to rent the facility is $350 Mondays and Tuesdays, $425 Wednesdays through Fridays, and $500 on Weekends (includes setup of tables/chairs). For more information about renting the Sunset Pavilion or to make a reservation, click here.

Please drop me a line (karls@landings.org) if I can be of assistance.

Have a Happy Thanksgiving!
