2021: What A Year On So Many Levels!

The fervor in the real estate market that began in 2020 with the onset of the COVID-19 pandemic showed no signs of slowing in 2021. The mantra of our buyers simply has been, “Find a house for me!” Of course, each buyer has differing tastes and price requirements, but their parameters have been much broader than “normal” over the last two years.

We continue to fulfill our mission of attracting National Buyers (those from outside the Savannah area) by raising our marketing expenditure, given our success in increasing our revenues. In 2021, we found homes for 181 buyers, 156 of which were National Buyers, representing 29 states! Not only is this  much more diverse as it relates to buyers in the departure states, but it is a record number for many years now!

 

 

 

 

 

 

 

 

 

 

 

 

 

Our extensive national marketing of The Landings is essential, considering its private location and the destination (meaning non-resort) character of our community, along with a lack of substantial incoming moves to Savannah. With 4,400+ properties at a combined value of nearly $3 billion, we must maintain this national exposure to keep property sales turning at a rate that sustains or increases home values.

Notice the correlation between the Company’s annual marketing spend, Discovery Visits, and the number of total homes sold at The Landings in the chart at  top, right. The only portion that doesn’t correlate in 2021 is the total Landings’ home sales. This lack of correlation is for only one reason, the lack of available home inventory. 

 

 

 

 

 

 

 

 

 

 

 

 

 

You may be asking, “Why keep up this pace of national marketing?”  The average buyer from outside of Savannah spends 2.7 years from initial inquiry to home purchase. This market will balance at some point, and we will need the new buyers we’re engaging now to purchase homes in 2024 and beyond.

We have no doubt that we would have had substantially more than 400 home sales in The Landings in 2021, given The Landings Company’s buyer demand. We also continue to have the highest level of success in listings sold, as you can see below.
