Dear Landings Association Members,

Thank you to all who took the time to vote in our successful Annual Dues vote. The passage of this proposal helps ensure we can maintain our infrastructure, some of which is more than 50-years-old, and to help protect your property values. I was very encouraged to see the broad support from the community.

After some initial hiccups, work has been progressing nicely with the road resurfacing program and the community path replacements. Asphalt and concrete continue to be in short supply, so the projects are taking a little longer than anticipated. We also carefully watch the weather. We’ve learned the hard way in the past that if we allow rain to permeate the roadbed after milling, the end result is not ideal. We also have been stricter in keeping traffic off the roads while work is ongoing. I know this causes a short-term inconvenience to some owners, but it’s to ensure the long-term viability of the improved roadway, so thank you for your patience.

We now are turning our attention to our annual storm drain repairs. As in recent years, we have identified the most pressing concerns in the system, and we will work with a vendor to slip line the drains with a cured in place pipe product that should last 40 years at a minimum. We have had good success with this product so far. Storm water management is a major part of our attempt to address the more frequent flood events, as we must ensure the water has somewhere to go other than our roads or backed up onto common property.

This month, phase one of the replacement of the dray racks at Landings Harbor should be completed. We will begin phase 2 in the fall/winter timeframe, to be followed by phase 3 on a similar schedule. The current racks are ~40 years old and were designed for smaller boats. Over the past decades, boats have gotten wider and taller, and we must be able to accommodate those new dimensions. The project also will increase capacity, so we can begin to move some owners off the waiting list and into the racks.

Schools will be out soon, so please be mindful of increased traffic in our community, especially from our younger residents. Be courteous on the roads and paths. Even if you have the right-of-way, if in doubt, please yield to your fellow neighbors. As one of my favorite sportscasters says, “Do you want to BE right, or do you want to GET IT right?” I think this is a good philosophy for all aspects of our life.
