General Manager's Update
Dear Landings Association Members,
A New Year…a New App!
The long wait is almost over, and we plan to launch our new Landings Association app on January 4! Following several months of work with the app’s developer, Alosant, along with beta testing by select members of our community, the app is now ready for wide release. With this app, you can receive push notifications on timely issues (replacing Smart911), report a maintenance request (replacing SeeClickFix), view maps and directions to our various amenities, see a schedule of Landings Association meetings, learn about the history of The Landings, apply for committee membership, read a list of Frequently Asked Questions, and much more.
Residents with emails on file should receive an invitation on January 4 to download the app. For others, just scan the QR code to the right, or visit your respective app store and search for “Landings Association”. Please be sure not to search for “The Landings Association”, as that will bring up our old mobile app that soon will be deleted. Once we confirm you are a Landings resident, you will be granted access to the app and all of its many features. As you explore the app, be sure to let us know if you see anything that can be improved or anything that you especially enjoy. We’re always looking for feedback on what we can add or update, as we bring another means of communication to our community.
The 2023 Budget is now complete and posted on our website (www.landings.org/resources > Governing Documents). This extensive report thoroughly covers the financial aspects of your Association, both operationally and from reserves. Please see this month’s Budget Box for highlights on the almost $16 million in planned spending. If there’s something you’d like to see updated or added in the future, please let us know.
The Landings Association’s Annual Meeting has been scheduled for March 1, at 7 p.m. in Palmetto’s Ballroom. At that time, we will review the financial results of 2022 and provide a look ahead to 2023. One item on the docket this spring is our next Annual Dues (Property Owners’ Assessment) Vote. Every three years, your Association must hold a vote in order to increase Dues. As you can imagine in this time of inflation and with an emphasis on our 50-years-old infrastructure, an increase will be required to maintain our assets and services. We will be providing much information regarding the financial requirements, in the forms of meetings, videos, articles, and more. So please look to emails and notices in our new app and stay informed leading up to the vote.
Finally, once again we had almost 50 new applications for our various committees. Thank you to all who are willing to serve to make the community even better! We couldn’t place everyone, but we now have larger committees than ever, with more input and fresh voices. This helps us have a broad range of opinions and backgrounds to consider fully all issues that come before us.
Please drop me a line (karls@landings.org) if I can be of assistance.
Have a Happy New Year!
