2024’s TOP PRIORITIES FOR SELLERS WHEN CHOOSING A REAL ESTATE AGENT

Recent national polling of homebuyers and sellers has highlighted several key factors to consider when choosing a real estate agent this year. These trends shed light on the qualities both buyers and sellers prioritize when it comes to real estate professionals.

Top Three Seller Priorities

When it comes to selling a home, sellers have a specific set of priorities they expect an agent to meet. These include local market expertise, strategic marketing capabilities, and effective negotiation skills.

1. Local Market Expertise - There’s an adage in our business: “If you want a good real estate company, hire the one that does the most business in our neighborhood.” At The Landings Company, our agents are true experts in The Landings. Because our agents work, live, and play here, no one understands this community better than we do. That’s why we sell five times more than all the other companies – combined.

Our agents go well beyond providing sellers with a detailed Comparative Market Analysis (CMA). We leverage our deep knowledge of recent sales and trends, factoring in your street, your neighborhood, your lot, views, privacy, as well as your home’s finishes and construction. Our Agents will have toured nearly every recently sold home and have personal knowledge of how they compare, not just relying on pictures or stats from the MLS. This ensures that your home is priced and positioned competitively, helping you attract serious buyers, while maximizing your return.

2. Strategic Marketing Capabilities - In today’s digital age, selling a home requires more than just putting a “For Sale” sign in the yard and hoping for the best. The Landings Company is a leader in real estate marketing. We understand that first impressions matter, which is why we invest in high-quality visuals and offer targeted digital strategies to make sure your home stands out. From high-resolution photography that showcases the best features of your property, to 3D and virtual tours that allow potential buyers to explore every room in detail, we ensure your home is presented in the most appealing way possible.

Our agents understand that a winning marketing strategy transcends mere digital presence. We utilize geo-targeting methods to draw in buyers who have a particular interest in The Landings and the Savannah area, ensuring your property remains prominent in the minds of local purchasers and those considering a move to the region. Our influence isn’t confined to just the local scene; our national marketing firm’s expertise in digital geo-targeting brings in more than 100 buyers from 25 different states each year. Every day, our agents engage with these “national buyers,” gaining invaluable insights into their housing preferences. This ongoing interaction with a multitude of buyers and sellers fosters exceptional matchmaking opportunities, setting our team apart from the competition.

Additionally, The Landings Company excels at organic social media marketing, leveraging platforms like Facebook and Instagram to engage potential buyers with visually compelling posts, neighborhood highlights, and lifestyle-focused content. Our social media efforts are designed to generate organic interest in your property, drive traffic to your listing, and increase exposure without relying solely on paid advertising.

Combining cutting-edge technology with a tailored, community-focused approach, The Landings Company ensures that your home reaches the right buyers—whether they’re searching from down the street or across the country.

3. Effective Negotiation Skills - The Landings Company’s agents have years of experience negotiating successful deals for our clients.  Selling a home involves multiple negotiations, from the initial offer to counteroffers, inspections, and closing terms. We know every dollar counts, so our agents are trained to handle everything from initial offers to contingencies. Whether negotiating the sales price or working through inspection reports, we advocate for your best interests at every step, helping you navigate the process successfully.

Our agents also are deeply familiar with the dynamics of the Savannah market, allowing them to advise you on when to be firm or flexible, ensuring you walk away with the most favorable outcome.

From our deep local expertise to our cutting-edge marketing strategies and personalized service, we are dedicated to delivering the best possible results for our clients. Regarding real estate in The Landings and Savannah, no one knows the market better than we do.

If you’re considering a move in 2024, let The Landings Company guide you through the process with the professionalism, experience, and dedication that only a locally focused brokerage can provide.

On a Holiday Note, it’s that time of year again for the Angel Tree!

The Landings Company’s Angel Tree is 26-years-old this year. Over that time, the Angel Tree’s angels have given to many different local organizations that help Savannah area children, and we always include our local military families. This is a Company and community-driven initiative conceived by our staff and our agents and managed by the same.

This year, our recipients are MARNE/HAAF, Fort Stewart, and Savannah/Chatham Court Appointed Special Advocates for Children (CASA).

Our Angel Tree is extra early this year! The trees will go up on the weekend of November 16, and we will begin accepting gifts on Monday, November 18. Our deadline for returning the presents to our office is Monday, December 9.

To our Landing neighbors, we say “Thank You!” Because of your generosity and holiday spirit, The Landings Company’s Angel Tree has donated more than 7,500 gifts to children all over Savannah. That is a lot of holiday happiness!
