President’s Update - July 24, 2024

By Bill Bina
President, The Landings Association

As you are aware, we now are well into the hot, humid, coastal Georgia weather, with an increase in summertime guests and school children active in our community. Road and community path safety remains a heightened concern. We continue to review the Guardian Pro traffic radar data. Fines for excessive speed on our roads have been assessed even as overall compliance with the speed limits is increasing. Just remember to slow down.

The Board is continuing its review of additional security measures needed for access from our roads and community paths. Changes in the current vehicle gate configurations plus new gates along our community paths are being considered for inclusion in next year’s budgets. Full implementation will take several years as we install new technology and monitor its use and compatibility in our community.

Work by the Atlanta Gas Light Company in the Main Gate area is progressing, and crews are ahead of the projected completion timeline. The current appearance and safety features remain under review.

The LiveOak Fiber to the home site project is completed. Still to come is the installation of eight new Wi-Fi nodes in low cellular phone coverage areas on the south end of the island. Work also is focused on bringing connections to Club and TLA properties.

Preliminary cost estimates are being developed for potential development of the Landings Harbor picnic pavilion space. These estimates are expected within the next few weeks. No decisions have been made at this time, and community input will be solicited.

Finally, the year-long revision of the Architectural Guidelines is complete and ready for Board review. After that review, the revision will be provided to the community at large for a 30-day comment period. Final Board approval will follow.
