President’s Special Report: Landings Community Survey Results

Dear Landings Association Members,

The Landings Association’s Board and staff value community input, a vital component as we work together to improve the community. One such example of this collaboration is The Landings Association’s recent Community Survey conducted by EMG Consulting. The overall goal of the Survey was to unite with the community to understand how effectively we are working together and what we can do better as we move forward. In addition, EMG Consulting consolidated the written responses to open-ended questions, more than 2,000 in all, to list the top five positive areas, as well as the top five improvement opportunities facing your Association. You can read that summary by clicking here. 

The Association’s focus remains on the privacy and security of our community, as well as improving property values. The survey results show those are important to our owners as well.

Overall satisfaction remains high for services and amenities provided by your Association and have improved since the last survey conducted in 2019. Satisfaction with common property has decreased slightly, though it remains relatively high. Part of the decrease may be attributed to the fact that the importance of common property was rated much higher than four years ago.

Some other highlights follow.

  • 95% are very satisfied or satisfied with living in The Landings.
  • 88% are very satisfied or satisfied with the services provided by The Landings Association.
  • 68% strongly agree or agree that the services provided by the Association are a good value for the Annual Dues.
  • 91% rate the Board’s handling of funds as responsible to extremely responsible, up 11% from the rating in 2019.
  • The top three desired areas of focus for the next five-to-10 years are Security and Safety, Family (old and young), and Environment and Sustainability, in that order.
  • The top five most important community features for deciding to purchase in The Landings, in order, were: 
    • Personal and property safety
    • Natural environment
    • Gated community
    • Overall cost of living (value for money)
    • Location and surrounding area (e.g., proximity to Savannah)
  • A large majority believe use of communal spaces for events is essential or at least a moderate priority.
  • 85% of residents are full time, up 2% from four years ago.
  • 84% rate The Landings Company (the Association’s wholly owned subsidiary) as good to excellent regarding marketing and selling, up 4%.

One question explored whether members were willing to pay for an on-island ambulance. Only 56% of respondents said they would be willing to pay, well below the threshold of 66.7% that would be required by our Covenants for an Annual Dues increase to pay for such service. Therefore, it is the Board’s belief that a vote to pay for an ambulance by our members would not be supported. The Board will continue monitoring the County’s progress on important issues impacting The Landings, including ambulance response times and Skidaway Island First Responders.

The Board and staff are now working on action plans to address improvement opportunities. We also will create short videos delving into key aspects of the results. Thank you to all who participated in the Community Survey. Your feedback is important as we plan for the future to ensure our Vision that The Landings remains the most vibrant residential community in the Southeast.
