General Manager's Update
Dear Landings Association Members,
Your Landings Association’s team is settling into 2024, and we are excited about all the possibilities ahead for continued improvement. In January, we received the draft traffic study from engineering firm Moffatt & Nichol. This is the first comprehensive review of our roads that I am aware of since the community was developed. We asked the firm to review items such as potentially dangerous intersections; proper and consistent striping of streets including stop bar locations and width; other traffic markings, such as golf cart lanes and crosswalks; sign size and placement; and speed limits. This study provides a couple dozen recommendations that are now under review for feasibility, including timing and cost considerations. When we have completed this review, we will share the next steps with the community.
One item the consultants heard often from the community was the need for speed enforcement within our gates. You may have seen the recent email about our new LIDAR camera system. We’ve been moving this equipment around various streets to start tracking speeding patterns. Beginning in January, we are now sending courtesy notices to those driving above posted speed limits. Remember, unless otherwise posted, the speed limit in The Landings is 30 miles per hour.
We plan an educational campaign to remind residents and their guests, as well as vendors, to slow down to enhance the safety of our community, including the various pedestrians, cyclists, golf cart drivers, and other motorists. If the courtesy notices don’t work, then we will need to move on to fining for consistent repeat offenders and those who greatly exceed posted speed limits. This is not a money-making endeavor. Our goal is not to fine anyone, but rather ask that you consider your safety and that of your neighbors as you travel the island in your vehicles, including golf carts. Accidents can happen quickly, and those where high speeds are involved often do not end well. Take the time to enjoy this great community where you live, keeping safety top of mind.
Another aspect of the traffic study, as noted above, was a review of various intersections. The three-way stop at Landings Way and Tidewater Way is one of the most troublesome locations when reviewing crash data. It’s a confusing intersection not only for residents but for guests and vendors. The traffic study provides a few options for updating traffic patterns in and around that location. To further explore these options, we are pushing back the Main Gate repaving that was scheduled to begin in February. We want to make sure we engineer the best solution and address this issue at the same time as the paving and road closure.

Courtesy is an important topic in this day and time where patience is in short supply and people are so busy. We sometimes forget to be courteous and kind to others. The purpose of this initiative is to ignite a much-needed wave of courtesy that spreads far beyond our gates into the rest of the world. You can help by sharing your experiences with courtesy in the community. Even if you think your kind deed is too small to share, the Communications Committee wants to hear about it. Finally, if you haven’t done so already, mark your calendars for The Landings Association’s Annual Meeting at 7 p.m. on March 6 in Palmetto’s Ballroom.
