Discovery Visits are Key for our Property Values!

A couple of months ago, I relayed how, like most similar communities, particularly those still being sold by the developer, The Landings Company offers a Discovery Visit package allowing potential buyers a “test drive” of our community.

Visits normally are scheduled after requesting information and engaging with one of our agents for what can be a few months or a few years. Along the way, our agent is learning about the buyer’s interests so that we can tailor activities during the Discovery Visit to their needs.

The visit incorporates a stay in one of our short-term rental homes, and our guests are provided with access to golf, dining, workouts, tennis, etc., all with the great cooperation of The Landings Golf & Athletic Club. We offer a boat tour of our island’s waterways or a trolley tour downtown, which we contract independently. This is, of course, all in addition to seeing our island amenities and visiting listed homes of interest with their Landings Company agent.

One thing we can be sure of…no one will buy property in The Landings without a visit. Most of our buyers visit at least twice over a one-to-five-year period leading up to their purchase. Keeping in regular touch with them through our ongoing marketing initiatives and their agent is an absolute necessity to keep The Landings top of mind, particularly given the current low inventory of homes for them to purchase right now.

As of November 30, we’ve had 364 couples/individuals/families utilize our Discovery Visits this year. As they say, “It takes a village”, and creating a robust and memorable guest experience is a substantial undertaking, as every visit must be scheduled, coordinated, hosted, dinner and boat tour reservations made, homes cleaned, and much more. Our agents, short-term rental coordinator, housekeeping team, handyman, Director of First Impressions, Guest Relations Liaison (a shared concierge position with the Club), other Landings Company staff, along with the Club’s entire team, are committed to the process…and it works!

Take a look below at our pace of National Buyers through November. That’s 103 buyers of the 231, or 45% of the homes sold in The Landings this year. In total, we’ve brought 130 buyers to the Landing in 2023 thus far. That’s six times our nearest competitor, with a 56% share of all buyers and 1.3x more than all other firms combined! It’s this “beehive” of activity spawned by national marketing that keeps homes turning at the pace they are and supports rising prices in our community.

Occasionally, I’ll hear the question, “Why do we even need Discovery Visits? They take a tee time, a seat at the bar or restaurant, etc.”. Let’s look at how effective they are by looking at the chart below.

 

 

 

 

 

 

 

 

 

As you can see, since 2012 the percentage of purchases by National Buyers of total Landings homes sold annually has been rising. At the same time, the Company’s ratio of actual buyer purchases, as a percentage of Discovery Guests, has also been rising, particularly after we hired the Falls Agency in mid-2018 and incorporated Salesforce as our contact management system thereafter. Certainly, the ratio hit its peak during the “rush” of COVID-motivated buyers, but the trend was positive both before and then after its effects had subsided.
