Dear Landings Association Members,

As we enter the New Year, I find that the more things change, the more they stay the same…namely, the need to stay on top of road repairs and resurfacing. As soon as The Landings Association’s Board of Directors approved the 2024 Budget, the next item approved locked in our pricing and scope of our 2024 roads project. This year, our program incudes more than $1.6 million in necessary work, which is about 10% of the Association’s entire expenditures for the year. That speaks not only to the cost increases in associated work, but also to the level of commitment your Association places on maintaining our necessary infrastructure.

Part of this road work includes repaving the entrance and exit at the Main Gate. This work was last conducted four years ago, but heavy trucks and traffic during that time have led to rapidly worsening conditions. Public Works explored several options, including replacing the asphalt with concrete. While the concrete should last longer, it would require closing the Main Gate for four-to-six weeks to allow the concrete the proper time to cure. In addition, future repair work would require lengthy closures as well. We determined that is not a feasible solution for our community.

Therefore, the entrance will be milled, and instead of replacing the surface with the standard two inches of asphalt, six-to-nine inches will be installed. This should drastically cut down on the wearing of the road and extend its life by much more than four years. The work will be conducted over a five-to-seven-day period, weather permitting, in February, which is our least trafficked month. Stay tuned for more information as work nears.

One tool we’ll use to communicate this project is our newly upgraded electronic signs. These signs allow for much more creativity and flexibility than our old signs, even including moving images if desired. We’re still trying to dial in the basics on our messages (color, size, font, etc.). Once that is complete, we can begin exploring some of the new features.

Finally, we have scheduled the team that conducted our Community Survey to present the findings at our annual, onsite Board Retreat. This will allow your Board and staff to review findings and begin creating plans to address community desires as well as gaps in services delivery.
