Discovery Visits are Key for our National Buyers!

Like most similar communities, particularly those still being sold by the developer, The Landings Company offers a Discovery Visit package to allow potential buyers a “test drive” of our community. These visits cost the visitor either $549 for two nights or $675 for three nights. Our guests also often have airfare, rental car, and other expenses, which can make the total cost of the visit substantial.

Visits normally are scheduled after requesting information and engaging with one of our agents for what can be a few months or a few years. Along the way, our agent is learning about the buyer’s interests so we can tailor activities during the Discovery Visit to their needs.

The visit incorporates a stay in one of our short-term rental homes, and we provide access to golf, dining, workouts, tennis, etc., all with the great cooperation of The Landings Golf & Athletic Club. We offer a boat tour of our island’s waterways or a trolley tour downtown, which we contract for independently. This is, of course, all in addition to seeing our island amenities and visiting listed homes of interest with their Landings Company agent.

One thing we can be sure of…no one will buy property at The Landings without a visit. Most of our buyers visit at least twice over a one-to-five-year period leading up to their purchase. Keeping in regular touch with them through our ongoing marketing initiatives and their agent is an absolute necessity to keep The Landings top of mind, particularly given the current low inventory of homes for them to purchase.

As of August 31, we had 265 couples/families utilize our Discovery Visits this year. We expect the total to be about 400 in 2023. As they say, “it takes a village” and creating a robust and memorable guest experience is a substantial undertaking as every visit must be scheduled, coordinated, hosted, dinner and boat tour reservations made, the homes cleaned, and much more. Our agent, short-term rental coordinator, housekeeping team, handyman, Director of First Impressions, Guest Relations Liaison (a shared concierge position with the Club), other Landings Company staff along with the Club’s entire team are committed to the process…and it works!

Take a look at the chart at right, which shows our pace of National Buyers. That’s 66 buyers of the 163 homes sold in The Landings through August of this year. In total, we’ve brought 86 buyers to The Landings in 2023, thus far. That’s five times the next most active firm. It’s this “beehive” of activity spawned by national marketing that makes us so dominant.
