What are the Six Top Habits of  Highly Effective Home Sellers?

We hear from those contemplating selling and from our clients currently in the process what’s most important to them. Most frequently and almost always at the top of the list are price, terms, and timing. Beyond that, they are interested in minimizing the aggravations of the move during what is almost always an emotional time.

Below are the key factors we’ve found that make some sellers more successful than others.

  1. Make sure home is in top condition - Most elicit our team’s feedback on what changes would best serve them to realize the best price, terms, and speed of sale, and then implement them. Particularly given that in a post-COVID-19 environment, buyers are much more discerning than they were over the last two-to-three years. Largely absent is the waiving of home inspections, which were prevalent in the “heat” of COVID-19.
  2. Realistic list price - Pricing a home is both an art and a science. It’s fairly easy to take our community’s average price per square foot and do the math. However, we have great diversity in lot settings and view and a variety of home conditions and quality. The art comes from the experience our team has with knowing what the market will and will not bear for different homes. It’s realized by our listings/sellers who have received year-to-date through June an average price of $906k, or $54k more in 32 days or 24% fewer days on the market, than our competitive set of listing firms.
  3. Understand the value of curb appeal - Even though inventory levels are at historic lows, buyers are now more selective, and first impressions rule the day. Successful sellers keep the exterior and landscaping of their home well maintained, clean, and clutter free so their home is inviting, right from the street.
  4. Accommodate showings - Many Landings buyers are here for two-or-three days and have traveled to see just a handful of homes at best. Sometimes, they are even on their first visit and have fallen in love with The Landings. There may not be days or even hours of time for the agent to set up showings in advance. Whenever possible, successful sellers are ready to show with fairly short notice, have a plan for getting their home ready for a showing quickly, and have somewhere to go while prospective buyers visit their home. It only takes one buyer to decide your home is the one that feels like home!
  5. Are forthcoming with information about the home - During the pandemic, buyers would move forward without inspections and didn’t ask a lot of questions. This has normalized somewhat, and buyers expect a home to be in good condition and to know up front of its shortcomings. Rather than wait for an issue(s) to appear during the sales process, successful sellers either make the repairs in advance or are prepared to disclose issues up front. This makes them less likely to derail a sale during the due diligence period after a buyer has contracted to purchase their home but have not yet closed.
  6. Choose real estate agent and firm carefully - Successful sellers choose an agent and team to stack the odds in their favor with the resources to make the process as smooth and easy as possible.
