As we welcome 2023, we have so much for which to be thankful! We are grateful to have had a successful 2022 with more than 6,200 requests for information about The Landings, 500+ Discovery Visits, and more than 120 national buyers... despite the ever-tightening inventory of homes on the market. It’s hard to argue how much we all love The Landings, when so few seem to want to leave!

One of the great benefits of the low inventory comes down to simple supply and demand. The graph below represents the change in home values over the last 10 years as well as the change since the last pre-COVID year of 2019. Cumulatively, both the average and median have grown 96% as well over the 10 years.

 

 

 

 

 

 

 

 

 

 

 

 

 

 

Frankly, with so much in our economy in flux, it’s one of the more difficult times in my 30 years in real estate to predict where things are headed. Our outlook for 2023 is positive. However, we expect growth to slow substantially for home values as demand normalizes, but we do not expect values to fall, given the expectation of continued low inventory. This means we will see less of the aspirational pricing we’ve had success with as well.

Fortunately, our campaign to attract national buyers continues with the successful media choices and marketing efforts of the last few years, which have provided nearly 60% of all Landings buyers. This has been, and will continue to be, a huge factor in creating and maintaining demand while enhancing all of our home values.

Ultimately, we would be remiss if we didn’t thank you for your continued support by entrusting your home listing to us, choosing to purchase your home with us, and by referring so many of your friends and family to the Company. This all contributes to the successful cycle of raising our revenue, which we then dedicate to marketing this community for everyone’s benefit.
