Community Marketing & Real Estate Update

The Landing’s Company Welcome & Sales Center is making some changes!

On September 19, The Landings Welcome Center and Sales Office began a long-planned renovation. We are very excited to create a better first impression and experience for our Discovery Guests and clients, as well as get our building updated to serve The Landings for the next 50 years!

The Landings Company’s building has been in service since 1974, with renovation in 1999. Since then, we’ve put on a new roof and taken care of more critical problems as they arose. However, 48 years is a long time to go without a true update to the structure, windows, and all the mechanicals, not to speak of the aging decor. The planned improvements, which will create a much better initial impact on our visitors, will include new technology, and be much more in line with their experiences when visiting other, newer communities.

Due diligence was performed, approval from The Landings Company’s Board and from The Landings Association, as shareholder, was obtained, and a budget was established to launch the project. The Landings Company always endeavors to be fiscally responsible, and this undertaking is no different. The project is structured as roughly 20% down out of the Company’s cash reserves and an 80% loan, paid for from the Company’s revenues. This renovation has no cost impact to the Association or the community. It is totally funded by the Company’s revenue from our sales.

Here’s what you’ll see in the upcoming months.

PHASE 1

  • On Friday, September 16, the Welcome Center closed for approximately four weeks. During this closure (September 16 through October 17), Discovery Visitors will be welcomed at The Landings Golf & Athletic Club’s office on Green Island Road.
  • Throughout that time, The Landings Company will be fully engaged and doing business as usual on the island. As we all learned from the pandemic – business can be done from anywhere! Feel free to call us any time (912-598-0500).
  • Phase 1 will be completed in mid-October, and our office (1 Landings Way North) will be open to receiving Discovery Guests into a reduced footprint of the Welcome Center, while the renovation continues.

PHASE 2

  • Phase 2 is planned work on a new front entrance porch and new windows, with renovations to our front offices, conference room, staff and agent offices, as well as office restrooms and support spaces. Agents and staff will work as normal. Phase 2 will be completed in February/March of 2023.

PHASE 3

  • Phase 3 is flooring, ceilings, and paint in the rear office spaces as well as the guest restroom renovation. Phase 3 should be completed by June of 2023.

We can’t wait to share what will certainly be a big improvement for our guests and the community, ensuring The Landings’ first impression is in keeping with the beauty of our amazing island home for years to come.
