Landings real estate values are up!

Realtor.com has rated the top 300 metro areas in the country by hottest real estate markets (www.realtor.com/research/reports/hottest-markets/). And as you can see in the chart at right, Savannah ranks #209 in its April 2021 analysis.

You might wonder what is happening with median home values in The Landings vs. Savannah overall, in the $250,000 and up price range for single family and townhomes, a similar mix to our homes on the island. As you look at the second chart on the right, I submit that two causes are behind the rapid acceleration of our values. One is the increasing desirability of our community, which has been accelerated by the pandemic. The second is the impact of the Company’s national marketing in drawing larger numbers of buyers from outside the area with higher economic demographics. This impacts absolute value as well as the mix of homes being purchased, in that more and more are over $750,000.

The inventory of available homes on the market continues to be a major determining factor in 2021’s success, and for the first time in my seven years plus, we have large numbers of buyers just waiting to find the right home.
