  2021 Starts Off with a Real Estate Bang at The Landings!  As our nation continues to work through the pandemic, the motivations it has stimulated within the buyers of residential real estate remain intense. Although limiting travel, and therefore visits to our island, buyers continue taking action at a record pace. We acknowledge that one month doesn’t necessarily confirm what to expect this year. However, as the chart below demonstrates, the pace of sales in all price bands are up tremendously over last January’s record pace. Certainly, the lack of available home inventory may impact the remainder of 2021 as we attempt to sustain this tempo. Another effect of the low inventory is the impact on home values by simple supply and demand economics. Our homes listed inventory is substantially less than the four-month supply that the residential real estate industry considers a balanced market between buyers and sellers. More than a four-month supply is considered a buyers’ market, while less is likely a sellers’ market. As you can in the chart below, our supply is a short ½ month. The Company continues to see strong success with its National Marketing campaign and your referrals of friends and family. The continued visibility of The Landings through the Company’s brand awareness, digital, and direct marketing has certainly helped many “find their way” to our community during this period of changed motivations of where and how to live. Keep in mind that our key mission at the Company is to sustain or increase our property values through our efforts. The chart below shows the progress made with Landings home values year over year. The chart below demonstrates the dominance of the Company’s performance relative to listings closed by all real estate firms in January 2021.   We expect this year to be similar to last year, and inventory of homes on the market will be a major determining factor in our success.
