  Dear Landings Association Members, At this writing, there is still time to vote for three of your neighbors to serve on The Landings Association’s Board of Directors. Votes are due by December 3. If you need assistance, please email webmaster@landings.org. We can provide your online voting credentials so you can participate in the election. Last month, we asked, and you answered! We received many thoughtful responses to the proposed Rules changes regarding allowable flags as well as unaccompanied guests in our community. Based on your input, your Board and Governance Committee have deliberated further and made proposed changes to what was initially proposed. You can read the proposed revisions below and provide your feedback to webmaster@landings.org in advance of the December 15 Board meeting. Thank you so much for your input! Updated Proposed Rules Regarding Unaccompanied Guests and Flags
  • Residents are responsible for their guests and for ensuring their guests comply with the Rules and Regulations while in The Landings. (new rule)
  • Fishing in lagoons and designated fishing areas at Association Marina facilities is permissible for owners/residents in good standing and their accompanied houseguests only. Fishing is permitted from common property only. (changes in italics)
  • Political messages on signs, flags, or banners are prohibited. (new rule)
We have another proposed update on which we’d appreciate your feedback. As noted in the Security Update, we’ve been receiving input from residents who believe the fines for second and third offenses of our Rules, typically $15 and $30, are too low to be an effective deterrent. Please review the schedule of proposed, updated fines, which maintain a warning for the first offense in most cases, but do have higher fine amounts for subsequent violations, depending on the category. And please let us know what you think before the Board acts in December. One of the ways you can share your feedback on these various proposals is by attending the Board’s Drop-In Sessions that are set to resume December 10th. These monthly sessions will take place from 6:30-7:30 p.m. on the second Thursday of each month throughout 2021 in The Landings Association’s conference room (600 Landings Way South). To support the continued need for safe social distancing, if you plan to attend a session, please RSVP to Kimberly McDowell (kimberlym@landings.org) by noon the Wednesday before the meeting so your timeslot can be scheduled and confirmed. Also in December, the Finance Committee and Board will approve the 2021 Budget. As always, this comprehensive document will be posted online (www.landings.org/resources > Governing Documents). I strongly encourage owners to review the Budget, which is the first year of executing the approved 2021-2023 Annual Dues Proposal. In its entirety, the Budget constitutes a Policy Document, a Financial Plan, an Operations Guide, and a Communications Tool. It describes financial and operating policies, goals, and priorities of The Landings Association. It serves as both a short-term and long-range Financial Plan, providing revenue and expense projections by fund, department, division, and category for 2021 and five additional years. The Budget describes activities and objectives for the fiscal year, performance measures to track progress on the objectives, and our workforce. The Budget provides information on budgetary trends, planning processes, and integration of the operating and capital budgets. It is intended to ensure that the community is provided with complete and comprehensive information on the 2021 Budget, and that we have explained fully the plan of work for the upcoming year. Your suggestions for improvement of the information are welcomed and appreciated. Finally, in the December edition of The Landings Journal, we honor the almost 700 Landings volunteers who have worked to make this a better community. Our sincere thanks to these residents who care intensely about The Landings and give their time and attention to improving where we live.
