Dear Residents,

On December 17th, The Landings Association Board of Directors adopted the 2020 Budget. As always, the Budget document is posted on our website under www.landings.org/resources > Governing Documents > Budget Book-2020. I encourage you to review this document at your leisure, as it provides explanations of programs and services, details of spending from 2019, as well as budget explanations for 2020. It represents the single best resource to learn how your Landings Association operates and how we manage the budget. In addition, this month’s Budget Box provides a high-level overview of the 2020 Budget.

Currently, a professional, independent Reserve Analyst is completing our Reserve Study. This will help us determine if we have the proper amount in our Capital Reserves Fund now and in the future. That, in turn, will help us determine the appropriate level for our next property owner dues (Assessment) vote to be held in the spring. We originally hoped to have the Reserve Study completed in December 2019, but the work by the Reserve Analyst has taken a little longer than expected. Therefore, we had to reschedule our next Budget Workshop from December to January 27, at 6 p.m., in the Sunset Pavilion. I encourage you to attend or to watch the livestream to learn the results of the Reserve Study.

Another item we hope you’ll mark on your calendar is the Association’s Annual Meeting, scheduled for March 3, at 7 p.m., in the Plantation Ballroom. Topics will include 2019 financial results as well as a look ahead to 2020. In advance of this meeting, the annual audit will be completed and included in the Annual Report, which will be posted on the Association’s website.

Be on the lookout for your 2020 Residential Directory, scheduled to be mailed during January. This publication is much more than a list of phone numbers. It also answers Frequently Asked Questions, provides General Information for Living at The Landings, and details what steps to take to prepare for Hurricane Season, among other informative topics.

My sincere gratitude is extended to our outgoing Board members -- Blake Caldwell, Jim Rich, and Ex-Officio Rick Cunningham, who each brought unique talents and perspectives that strengthened our elected leadership team. As Vice President, Hank Policinski completed the one year Presidential term of Lee Ann Williams, who resigned in December as she moved from Savannah. As a result, Hank will continue during 2020 in a non-voting advisory capacity as Ex-Officio. Likewise, Mark Winters will fill LeeAnn’s remaining term of Board service, which runs through December 2020. The Board selected him from among the Board candidates that ran this year. We welcome Mark, as well as our three new Directors -- Hal Duensing, Tony Martin, and Judy Monaco. It continues to be my privilege to work alongside all of you, and I look forward to a successful 2020!
