President’s Update - January 28, 2025

By Don Wurzel
President, The Landings Association

As we settle into the new year with resolutions and “to do” lists, The Landings Association’s Board and staff also have been focusing on 2026 goals that support our Strategic Plan and will be incorporated into our 2026 workflow. While we will continue to find ways to improve safety on our community paths and roads, the reliability of our gates, and management of the deer population, we also will explore ways to enhance communications and increase engagement with our residents, expand cooperative efforts with The Landings Golf & Athletic Club (LGAC) and The Landings Real Estate Company (TLREC), as well as develop a Resiliency Plan. But the top priority  will be the development of the 2027-2029 financial plan and the resulting Annual Dues dollars required for daily operations and the maintenance of TLA’s capital assets.

Over the next three months, the Board’s Operations and Financial Planning Task Force, in coordination with TLA’s resident Communications Committee, will continue to publish articles and videos on our budgeting process, outlining the costs associated with the work required to maintain and enhance our island home, what this means for our members, and why your support is needed. You will receive these communications in various formats, including TLA emails and on our social media platforms (e.g., Facebook, Instagram, and YouTube). You also can view information on our website on the Annual Dues webpage. Various articles also will be published in TWATL.

When each of us moved here, we found a paradise to call home. Since its inception, the developer, previous Boards, and thousands of residents have supported the continuing maintenance and enhancement of The Landings. It is our responsibility to continue that proactive practice, not only to protect our property values, but also to ensure this community remains a paradise for future generations to enjoy, just as we have.

Every three years, our community votes on the Annual Dues for the next three years. This spring, we will have the community-wide vote to approve the proposed dues that are based on the triennial assessment of required funding needed to maintain The Landings at the level we all expect. Our Covenants require that 60% of the homeowners must vote (one vote per lot) and that 2/3 of the votes must approve the proposed Annual Dues. If you have questions and feedback about the communications described above, please email us (webmaster@landings.org) or attend one of the Board drop-in sessions, which are held the fourth Tuesday of each month from 3 to 4 p.m., one hour before TLA’s regular scheduled Board Meetings. There also will be other meetings organized allowing you to connect with us. Please watch for more details as they become available.  We ask that you use these direct channels rather than social media. Direct communication ensures the Board receives your input and can address your concerns effectively.

On behalf of TLA’s Board, as we look forward to celebrating the 250th anniversary of the founding of the United States of America and the 54th Anniversary of The Landings, I wish you a fabulous 2026.
