2022: What Should We Expect?
Both in The Landings and Savannah as a whole, inventory of available homes for sale is at an all-time low. However, interest in moving here appears to be at an all-time high!
As I recently reported, we attracted 156 National Buyers (those from outside the Savannah area) through The Landings Company’s marketing expenditure in 2021. Our 156 national buyers represented 45% of the homes sold last year. Given current supply and demand, can you imagine the impact on values if we didn’t attract these 156 buyers?
In January alone, we had 655 requests for information about our community and 103 more specifically requesting to experience our island and Club via a Discovery Visit. These are phenomenal numbers! As previously reported, we also have 150 buyers we are working with right now who are ready to buy today, should the right home come on the market.
Given the above, we expect buyer demand to continue at very high levels and inventory of available homes to continue to be tight. The resulting rise in average home values should continue, but likely at a slightly slower pace than last year’s +24%.
We suggest that any homeowner interested in selling their home speak to one of agents. Our agents are very creative and have lots of successful strategies for unusual challenges. For instance, some sellers need time to find a new home or are waiting for their opening at The Marshes. We can work to structure a “rent back” on the home for an extended period. January of 2022 saw a total of 21 homes sold in The Landings, and we were involved with the buyer, seller, or both in 81% of those transactions. The average value of those homes sold was $689k, up 3% over yearend 2021’s $669k already!
