And what about that home value?! 

Not only are we selling homes at a record pace again this year, but the mix of high-end home sales both this year and last is better than it has been since the peak of 2005. 

We believe this is the result of an effort we’ve made since we began in 2015 to update the brand and our marketing approach in order to attract a higher-end demographic and the change to our new marketing firm, the Wyse Agency, in 2018. All this is coupled with the current environment, which is motivating folks to work remotely or retire to a new destination earlier. Where would we be without the Company’s marketing efforts to help them find us?











Notice in the chart above the growth in homes sold and closed in the areas of more than $500k, more than $750k, and particularly more than $1m. The Company’s participation at the $1m+ level is to have successfully sold four out of five of those listings and four out of five of those buyers. 

There’s no questioning the impact of simple supply and demand – low inventory and high demand are impacting values in a big way: 












The more we invest in marketing, the more we are able to attract a growing number of buyers from outside the Savannah area (national buyers). This is critical, given our local market’s inability to absorb our typical annual turnover of homes. 2021 is off to the fastest start we’ve seen in years, if ever, as you can see in the chart below.













Lastly, you might wonder what the activity looks like going forward since the above relates to homes that have already sold and closed. Our “leading indicators” as defined by new buyer inquiries, properties placed under contract, and the combined value of those properties are all extremely positive. These numbers also reflect the swell of your referrals of family and friends, which we sincerely appreciate! 











As I stated before, we expected this year to be similar to last and, so far, it’s better. Inventory of available homes on the market will be a major determining factor in 2021’s success.
